The mixed functionality assures liveliness of the territory on any season and any time of day.
It has a simple scheme of functional connections.
Uniqueness of the territory in the city context is pre-determined. The place is actually special. The vision of the development is the symbol of the times, in its significance and value similar to the ‘Khachkar’. Implementations and image of previous development of the site are kept in memory. The buildings were of high architectural quality, their spatial-volumetric compositions were tamed in the city context. It is suggested to preserve individual fragments of the development.
The territory is limited by intensive transport flows and can be conveniently accessed from
different parts of the city. Close to the central entrance, the transport flows separately access the conditionally divided parts A and B of the site. Zones intended for visitor vehicles are separated from service transport. Pedestrian flows are not limited. Accesses to the complex from the city side are freely accessible. The main locations of visitor gathering are contained in the south-west part – on open terraces with views to the city and the Ararat Mountain. Another planned location of gathering and intensive recreation is contained in the south-east part of the site, close to the park.

The main façades of the buildings will be oriented towards south-east. Excellent views are
guaranteed. The far-away perspectives are crowned by the biblical Ararat Mountain. In the
north-east façades, vertical communications prevail or premises for temporary presence are
planned. The development orientation protects the main premises from the prevailing northern winds. The main accent of the development will be provided by the elevated hotel block in the axis of Teryan Street.
